With this group of houses, the architects sought to build on the tradition of the neighborhood’s former development; the “Stadtvillen,” like the neighboring houses created as part of the IBA, are intended to be modeled on the 19th-century stately villas that once stood in this area. The extravagantly designed ensemble consists of four four-story corner houses grouped around a square courtyard. The aim was to create a differentiated interaction between interior and exterior space, between public and private areas. Inside, the “villas” are divided into several condominiums. The stacked maisonettes were intended to combine the living quality of a single-family home with the social opportunities of an apartment building. However, the conceptual design could only be partially implemented; the client, Neue Heimat, insisted on a significant reduction in the planned floor plans, which negatively impacted the quality of living. The layout of the individual apartments also exhibits significant deficiencies in terms of sunlight. Furthermore, the apartments were offered at such high prices that they were difficult to sell.
Con este grupo de casas, los arquitectos buscaban continuar con la tradición urbanística del barrio. Las «Stadtvillen», al igual que las casas vecinas construidas en el marco de la IBA, se inspiran en las villas señoriales del siglo XIX que antaño se alzaban en esta zona. El conjunto, de diseño extravagante, consta de cuatro casas en esquina de cuatro plantas agrupadas alrededor de un patio cuadrado. El objetivo era crear una interacción diferenciada entre el espacio interior y el exterior, entre las zonas públicas y privadas. En el interior, las «villas» se dividen en varios apartamentos. Las maisonettes apiladas pretendían combinar la calidad de vida de una vivienda unifamiliar con las oportunidades sociales de un edificio de apartamentos. Sin embargo, el diseño conceptual solo se pudo implementar parcialmente; el cliente, Neue Heimat, insistió en una reducción significativa de los planos previstos, lo que afectó negativamente a la calidad de vida.
